There are several reasons to stage a home before putting it on the market. First, most of us have too much stuff, and staging allows the agent and seller to work together to reduce the amount of furniture and things in the home to optimize the space. Additionally, when people are looking for a new home, they want to be able to see themselves living in the home, not you living in the home. They want to know if their furniture and belongings will work in the house.
According to the 2023 Buffini Biannual Real Estate Report, staging has the following benefits:
- 48% of seller’s agents say home staging decreases a property’s time on the market
- 81% of buyers’ agents say it makes it easier for the buyer to visualize the property as their future home.
- Homes that were staged often received an offer of up to 1% to 5% more compared to similar homes that were not staged.
Virtual staging is another relatively new option. This is when the photographer adds furniture and furnishings to the photos, as you can see in these photos. This example is a vacant home that I have listed, but the rooms that we chose to stage virtually are considered important rooms to most people. This is just another way to help potential buyers see how a room can be laid out, what furniture will fit, and better utilize the size and shape of a room.
