I am often asked “Why would a buyer need a Realtor when buying new construction?” “Is it really that important?” The answer is a resounding YES!
Let me tell you why.
Buying new construction may seem more “cut and dry” than buying a resale but the fact is you are still involved in a real estate transaction negotiating with somebody whose best interest may not be the same as yours.
The simple truth is that the site agent is working for the builder and without a Realtor you have no representation, no one working for you.
Other ways that my experience will make your new construction purchase smoother and easier include:
- Being a member in good standing of the Northeast Florida Builders Association (NEFBA). This has allowed me to build many relationships over the 26 years of being a Realtor. I have also served for many years with the Sales and Marketing Council (SMC) arm of NEFBA which has put me in front of the builder’s site agents on a monthly basis. They know me and trust me.
- My knowledge of market trends for new construction. I regularly take the opportunity to see new communities and model homes, so I am aware of floor plan, color and building trends before they are available to the public.
- Helping navigate through difficulties if they arise. We all hope the process will go smoothly but unfortunately that’s not always the case. And there are times when what is delivered is not what was expected or agreed upon. Fortunately for you, I have experience with difficult discussions and know how to get the resolutions that are needed.
So, is it really that important to have a Realtor represent you when buying new construction? YES! And, it doesn’t cost you any more to have a Realtor represent you!
