What are my days like?
What are my days like? Well, I’m not just out-showing homes. Working directly with clients is definitely my favorite part of the job, but it’s just one part of what I do.
My days are packed with visits to builder models and broker open houses. I make it my business to know the builders and site agents. I know a lot about the market. I recently attended a “Coffee and Conversations” at eTown – It was a great opportunity to come in and meet the site agents from four different builders – David Weekly Homes, Del Webb, Providence Homes, and Toll Brothers.
This month I also attended a realtor luncheon at Silverleaf Village in St. Augustine sponsored by Mastercraft Builder Group. I went on a Sam Tram to Nocatee, visiting Del Webb Nocatee, ICI Homes, Riverside Homes, David Weekly Homes, and Providence Homes. On a Sam Tram, realtors get together and spend about four hours touring builder model homes, talking to site agents, and getting the low-down on incentives and pricing.
I have price lists from all the major builders. You don’t get a better price when you cut out your realtor. In fact, I work with builders to get the pricing and incentives you need when building a new home.
Having a relationship with these builders and their site agents allows me to work on your behalf and conduct the transaction on a foundation of mutual respect. Almost every time I work with a site agent, I already know them – I know them professionally, and I know them personally.
There is no representation for home buyers in a new construction purchase unless you have a realtor representing you because the site agent represents the builder always.
